– QUESTION from a “Joey Pal”.
1. Please have Daniel explain what hours the Airport is open? (It’s open 24/7. The airport is NEVER locked. Checkpoints open @ 4 AM (1st flight in the AM is 6 or 6:30 AM – Airline ticket counters open about 2 hours before that first departure) Checkpoints close @ 5:45 PM or once the last departing flight has left. Last arrival is 10:30 or 11 PM so rental cars stay open a while after that.)
– REPORT that we have an “airport stray cat” that is well taken care of.
– REPORT that AS OF TODAY you can do your TSA pre-check AT THE AIRPORT. Start on-line then do your interview @ the airport. When you get to the airport go to the CLEAR Stand and tell them you are there for your TSA interview. SO on the new check-in procedure, i.e. TSA. – DISCUSSION of PSP being a “spoke”, not a “hub”. A hub is where passengers connect to other flights.
– DISCUSSION of “Stay and Play” new visitor pass program.

#10. CVRep’s Summer Series presented a lovely program 6.26.24 in Philip Chaffin’s “Will He Like Me”. Cleverly done entirely in music, no spoken words until the “thank you’s” @ the end.  Chaffin has a strong vocal instrument and the stories were woven together by an incredible selection of songs, many familiar and some not so well-know, but all usually performed by women. Clever, entertaining and paced beautifully.  Get’s a perfect rating of Joey’s 5 chocolate kisses!!! Another great selection by Adam Karstens. www.cvrep.org.

1. Is sneezing bad OR good for you? (Actually, good for you. Different causes, even sunshine. Sneezing protects your body in a way. Can sneeze @ 100 mph., 100,000 germs go into the air!!)
2. What is Melasma? (Was called “pregnancy mask” Mostly on face. Discoloration that sometimes stays. Can be genetic. There are treatments.)
3. Is there a Vitamin that will extend life? (NIH study of 400,000 over 20 y7ears said NO. 4% actually, had a higher premature death rate on Vitamins. Better to get your Vitamins from diet, not pills)
4. Is there a cure for Sickle Cell Anemia? (Yes, sort of and the treatment is $3 million dollars. Sufferers have strokes before 40 and heart attacks before 20. Actually, doesn’t CURE SCA but treats it. Hoping to lead to a cure.)

5. What is vertigo? (Focused IN YOU EARS. Different types. There can be vestibular therapy and sometimes surgery. Causes folks to fall when they get up in the middle of the night.)
6. What is the Shigella Outbreak? (It’s a bacteria. Spread through a fecal/oral route. Outbreak is in Santa Clara County in a homeless population. Causes nausea, diarrhea, vomiting. These bacteria are very drug resistant. Keep washing hands. Not too contagious.)
7. Is there a new outbreak of Covid? (Pattern shows increase in Summertime and Christmas time. This bug likes hot steamy places. A new vaccine, the KP2 variant vaccine is coming along w/ a combined shot w/ flu vaccine.)
8. Is there now OTC birth control? (Called the “O” pill or the “mini” pill. Has no estrogen in it. YOU CANNOT MISS A DOSE.)

– REPORT that Brady Sandahl Real Estate Group/Keller Williams Luxury Homes has three offices; Palm Springs, Rancho Mirage and La Quinta. Part of the largest real estate sales force on the planet. More agents around the globe than any other brand.
j- REPORT on how to stage a house to sell. Stage the kitchen and bathroom, especially on-line.
– REPORT that 90% of their buyers are from out of the Coachella Valley.
1. Median price of a detached home in the CV is $635,000. Down 1.6% year over year.
2. The three-month average of sales was 480 units a month, which is 20 units below last year.
3. CV inventory increased 150 units and stood @ 2,260 units. Highest inventory since the start of the pandemic.
4. The median number of “days in the market” in CV was 36 days, one day less than last month.
5. 145.9% of sales sold above list price. One out of every 6 sales.
– QUESTIONS FROM “JOEY PALS.”
1. Why is it so difficult to buy a house now? (Working w/ Brady Sandahl gives you the best chance of understanding the market. Last week had 260 active listings. The number of buyers is up and making offers on properties)
– REPORT that if you are thinking about selling, you must have a property that looks great and is priced BELOW the perceived value. Otherwise buyers were wait for the market to slow down.
– REPORT that we WILL NOT HAVE A CRASH but will have a significant REDUCTION in the number of buyers. Therefore pricing declines will show up. The Market WILL NOT DETERMINE the outcome, but it will tell you what to do DIFFERENTLY to get the outcome you want in the timeframe you want.
– DISCUSSION that we are in a “beauty-pageant price war”. i.e. if you’ve got a 4 bedroom home price it as a 3 bedroom one.
– REPORT that there are enough folks buying real estate has gone down or up depending on where you live in the Valley. If you are looking @ the market from a buyer’s perspective, your biggest fear is that the value may go down. Price NEEDS TO BE CORRECT.
2. Why are young people having trouble buying a home? (Check w/ Brady about the programs that are available for first time buyers and save up.)
– DISCUSSION of the Coachella Valley real estate market as we go into the Tourist Season.
– DISCUSSION that the biggest disadvantage to the Real Estate Market IS THE MEDIA. DO NOT DEPEND ON ZILLOW, THE NETWORK NEWS ETC.
