1. What does it mean that the WHO is preparing for Disease X? (The WHO is always looking to the future. This is mythical at this point in time, but possible next Pandemic. This refers to the next pandemic, which is probably inevitable. We’ve had Sars, Ebola, Covid, etc.)
2. Does drinking more coffee increase your life span? (Yes, scientific study of 10 years and 500,000 folks. 16% decrease in all-causes of mortality in people who drink coffee daily (3 – 5 cups a day. Even 1 cup decreases your chances of dying by 1 %. In the Western diet coffee is the #1 source of antioxidents. Even decaf will help. Most expensive coffee is Kopiluwak @ $80. A cup. Beans have been digested by a wild Civetcats and then they expel it and it’s ground to make coffee.)

3. Is tea the secret to antiaging? (Tea also has lots of anti-inflammatory properties and has been shown to decrease diabetes, dementia and some cancers. The TRUE teas, not the herbal ones.)
4. Has the cause of Pancreatic Cancer been found? (Yes, to a certain extent. This is the worst cancer. 3rd leading cause of cancer death in the U.S. 80% of cases are not found early enough. Therapies are not very good. Risk factors; smoking, obesity, excessive alcohol. Study looked @ inside of cancer cells and found difference in pancreatic cancer cells.)
5. Did neuroscientists find a link between sleep, breathing and memory? (Yes, so much of your brain “thinks” while you sleep. Sleep, breathing and memory are all inter-linked. Hence the expression “sleep on it”. Brain files things away and works in the “dream” phase.)

2. How much insurance should I have for uninsured motorists? (Two types, bodily injury and property damage. You should “match” the two. Depends on how many people are in the other care. It protects you if the uninsured motorist doesn’t have enough insurance, OR any insurance.)

4. The median number of “days in the market” in CV was 36 days, one day less than last month.
5. 145.9% of sales sold above list price. One out of every 6 sales.

1. Why is it so difficult to buy a house now? (Working w/ Brady Sandahl gives you the best chance of understanding the market. Last week had 260 active listings. The number of buyers is up and making offers on properties)
– REPORT that if you are thinking about selling, you must have a property that looks great and is priced BELOW the perceived value. Otherwise buyers were wait for the market to slow down.
– REPORT that we WILL NOT HAVE A CRASH but will have a significant REDUCTION in the number of buyers. Therefore pricing declines will show up. The Market WILL NOT DETERMINE the outcome, but it will tell you what to do DIFFERENTLY to get the outcome you want in the timeframe you want.
– DISCUSSION that we are in a “beauty-pageant price war”. i.e. if you’ve got a 4 bedroom home price it as a 3 bedroom one.
– REPORT that there are enough folks buying real estate has gone down or up depending on where you live in the Valley. If you are looking @ the market from a buyer’s perspective, your biggest fear is that the value may go down. Price NEEDS TO BE CORRECT.
