4. The median number of “days in the market” in CV was 36 days, one day less than last month.
5. 145.9% of sales sold above list price. One out of every 6 sales.

1. Why is it so difficult to buy a house now? (Working w/ Brady Sandahl gives you the best chance of understanding the market. Last week had 260 active listings. The number of buyers is up and making offers on properties)
– REPORT that if you are thinking about selling, you must have a property that looks great and is priced BELOW the perceived value. Otherwise buyers were wait for the market to slow down.
– REPORT that we WILL NOT HAVE A CRASH but will have a significant REDUCTION in the number of buyers. Therefore pricing declines will show up. The Market WILL NOT DETERMINE the outcome, but it will tell you what to do DIFFERENTLY to get the outcome you want in the timeframe you want.
– DISCUSSION that we are in a “beauty-pageant price war”. i.e. if you’ve got a 4 bedroom home price it as a 3 bedroom one.
– REPORT that there are enough folks buying real estate has gone down or up depending on where you live in the Valley. If you are looking @ the market from a buyer’s perspective, your biggest fear is that the value may go down. Price NEEDS TO BE CORRECT.

1. What about squatters? (Very difficult. They are really trespassers. You can call the police and have them removed. WHATEVER YOU DO, don’t say “you can stay until Friday” because then they change from a squatter to a “tenet at sufferance”.)
2. A man mixed his sperm w/ his father’s sperm and then injected it into his female partner? (Is the husband legally responsible for the child, even if the DNA shows the grandfather is the father.)
3. A couple decided their baby wasn’t a good “fit” for the family and gave it up for adoption. (In CA. any Mother can give up a child within 72 hours @ a hospital or fire station. Contact Child Services in CA. and you have 10 days to change your mind. Usually both parents have to surrender parental rights.)
4. Are frozen embroyos children? (Clinics use to destroy frozen embroyos that weren’t used, not in Alabama they are considered children.)
– FOCUS OF ROBERT’S PRACTICE.
1. Personal bankruptcy. There are lots of chapters in personal bankruptcies. Either a chapter 7 where you get all your debts discharged as long as you get rid of all the secured items. Mortgages also. You CANNOT discharge student loans, judgements against you from a DUI, or a tort, or last 3 years of income taxes. Or a chapter 13 where if you make more than the median income in CA ($70,000/yr for a single person) you MUST do a 13. A Chapter 13 has a payment plan.
2. BK will be on your FICA for 10 years.
REPORT that when you file a Chapter 7 Robert can get you a 700 credit score in a year if you do what he says.
